Welcome to our platforms. These Terms of Service (“Terms”) govern your access to and use of the real estate services, websites, mobile messaging channels, and CRM assistant utilities (including our SMS/Marketing Services) provided by MIG  (“we,” “us,” or “our”).

By accessing or using our services, you agree to be bound by these Terms. If you do not agree, please do not use our services or platforms.

1. DESCRIPTION OF SERVICES

We provide real estate agency services, property listings, market evaluation tools, promotional updates, and workflow utility tools designed to assist in lead management and real estate workflow optimization.

2. USER ACCOUNTS & RESPONSABILITIES

If any portion of our services requires account registration or data input:

  • You agree to provide accurate, current, and complete information.
  • You are entirely responsible for maintaining the confidentiality of your session inputs, account credentials, and all activities that occur under your account or session.
  • You agree to use our services solely for lawful real estate marketing and operational purposes.

3. DATA INPUTS, CONFIDENTIALITY & USE LIMITATIONS

Our specialized CRM utilities (such as MIG Lead Flow) process user-provided text, Google Sheets, or uploaded CSV files.

  • Ownership of Data: You retain all rights and ownership over the original data and lead lists you input or upload into our utilities.
  • Confidential Treatment: We treat your uploaded data as strictly confidential and process it exclusively to fulfill your specific utility requests (such as extracting headers or formatting lead flows).
  • Data Integrity Disclaimer: Our utility tools are structured to organize and format data exactly as provided. They do not verify, supplement, or invent lead information. You are solely responsible for verifying the accuracy of all formatted outputs before importing them into live production systems.

4. MOBILE MESSAGING & SMS TERMS

By opting into our mobile communications program, you agree to the following terms:

  • Consent: You explicitly authorize us to send real estate updates, transaction milestones, and promotional messages to the phone number provided.
  • Message & Data Rates: Standard message and data rates applied by your wireless carrier may apply to any text messages sent or received.
  • Opt-Out: You can cancel mobile communications at any time by replying “STOP” to any text message you receive from us.
  • Privacy Exception: Mobile phone numbers and consent collected for SMS purposes are governed under strict exclusion rules: they will never be sold, rented, or shared with third parties or affiliates for promotional or marketing purposes.

5. INTELLECTUAL PROPERTY RIGHTS
All content, design features, algorithms, software structures, branding, and text proprietary to our websites and utility platforms belong exclusively to us or our licensors. You are granted a limited, non-exclusive, non-transferable right to access and use these tools for your internal business operations, subject to compliance with these Terms.

6. DISCLAIMERS & LIMITATIONS OF LIABILITY

  • “As-Is” Provision: All services, property information, valuations, and CRM utility tools are provided on an “as-is” and “as-available” basis without warranties of any kind, either express or implied.
  • No Outcome Guarantees: We do not guarantee specific real estate transactions, business outcomes, or specific system compatibilities through the use of our administrative tools.
  • Limitation of Liability: To the maximum extent permitted by law, we shall not be liable for any direct, indirect, incidental, or consequential damages resulting from data loss, system interruptions, or the use or inability to use our tools, even if advised of the possibility of such damages.
  • 7. Compliance with Laws
    Users are strictly responsible for ensuring that their data acquisition, lead generation, and outreach practices comply with all local, state, and federal laws, including but not limited to the Telephone Consumer Protection Act (TCPA), the CAN-SPAM Act, and applicable state real estate licensing regulations.

8. GOVERNING LAW & MODIFICATIONS
These Terms are governed by and construed in accordance with the laws of the Commonwealth of Massachusetts. We reserve the right to modify these Terms at any time. Your continued use of our services following any updates constitutes acceptance of the new Terms.
